One of our biggest projects of 2019, we worked with Evergreen Investment Properties on their flip home in Elmira, ON. Taking a house built in the 1960's and bringing it up to date required a lot of love. Check out photos and a description of the project below!
These comparison photos are from the listing for the home when it was purchased by Evergreen Investment Properties and the final product ready for listing in January 2020. An addition of 1700 square feet of livable space was added on to the back of the house by creating another larger master bedroom and kitchen upstairs, and a new bedroom and games room downstairs. The basement was finished to create another living space with a bar and electric fireplace. A new bathroom with a subway tile shower was also added in the basement to complete the separated space for the basement bedroom. Custom touches, such as inset glass shelving and custom barn doors make this house really stand out!
The exterior of the house needed some upgrades to make it more modern and warm. A stone wall was added to the left wall and the tones were changed to grey and black. A larger porch was added with a flagstone walkway added from the driveway. A new steel roof was also added.
The back exterior of this house had a lot of space to work with. The house was extended into the back yard to make a bigger kitchen, a separate mudroom entrance off of the garage and a new Master bedroom and ensuite on the main floor. The living room size stayed the same but the windows were switched out to add windows that open to increase natural air flow. An accent wall was added with an electric fireplace to make the room more cozy.
The master bedroom was extended out the back of the house. A patio door was added to have direct access to a beautiful herringbone deck. Glass, aluminum railing was installed so the sight lines into the backyard weren't hindered. A walk in closet and master ensuite were also added to make this a beautiful Master oasis.
The basement was changed into a more livable space. Following tear out of the previous basement, beams were adjusted and walls erected to add a pantry and living room space. An electric fireplace was added along one wall and a custom barn door closes off the pantry.
The back of the house had an addition that allowed us to open up the kitchen space to make it more open concept and bright. A country style backsplash was added to white cabinets and grey countertops. A beautiful large island is perfect for family time. There is also a patio door to the back deck off of the kitchen.
